Debt To Income Ratio
The first thing that lenders take very seriously is your overall debt. Most lenders would like to see it not exceed 40% of your income, and your housing debt not exceed more than 32%. What 32% of your income will purchase depends upon where you want to live. In rural or less developed areas for example, it can buy a very comfortable residence and a lot of acreage. In urban areas in high demand, however, it may not even buy a 500 square foot studio apartment.
